What is Short Letting?

Short letting is an exciting and lucrative alternative to long term lets. It means your property will be used as a place for leisure and business guests to enjoy as an alternative to hotels in a home away from home setting. Guests can book a minimum of 2 nights up to a maximum of 1 month on sites such as Airbnb, Booking.com and directly. As serviced accommodation, the properties must be fully furnished and include all the facilities, amenities and homely touches required for an enjoyable leisure or business stay.

Why Switch from Long Let to Short Let?

Simple, a significant increase in revenue but with no extra hassle to yourself. It has been proven that offering your property out in the short let market can return a significant increase in revenue in comparison to long term tenancies. With Manchester Holiday Homes looking after everything, you can sit back and relax knowing that everything is taken care of.

How does it work with Manchester Holiday Homes?

All income from the bookings received from the various platforms such as Airbnb and Booking.com go to you. At the end of each month we will invoice you for 13% commission of the net value (so after the platforms commission and cleaning fees are taken off each booking) and the cleaning fees. The guest pays the cleaning fee as an add on to their booking, that will go to you and we then claim it off you and pay our wonderful cleaners.

 

For example, if you your property has a two night booking for £150 per night with a £50 cleaning fee the guest will pay £350. Airbnb and booking.com charge 15% commission of the nightly rate so you will receive £127.50 per night plus the £50 cleaning fee. So total you receive is £305. We then charge 13% of that £127.50 per night which is £16.57 per night. So for a two night stay we will invoice for £33.15 plus the £50 cleaning fee.

-    Provide a helpful welcome manual for guests about the apartment and the local area


-    Cleaning and laundry services


-    Spot checks on the property to ensure cleaning is up to standard and the apartment is being looked after by our guests


-    Providing replenishable items such as tea, coffee, milk, shampoo, body wash, toilet rolls etc


-    Be on hand if there are any maintenance issues, sourcing a local trades person if necessary (property owners approval of cost will be required)


-    Ensuring occupancy levels are at the highest they can be. Every property’s calendar is constantly monitored and pro-active steps are taken to ensure booking levels are high.

How can I find out how much my property could make?

 In order to work this out it would be best for us to view the property. However, with location information and photos of the interior and exterior of the property we will be able to work out an appropriate nightly rate both for week days and weekends. Using a simple spreadsheet, we can then take into consideration the commissions and give you the bottom line of what you could earn per month. It would be useful to know the property’s monthly outgoings in order to make sure the business will be financially viable. Please do get in contact for a calculation.
